As you may know, an eviction in California is called an Unlawful Detainer. An Unlawful Detainer is a lawsuit seeking possession (and other limited remedies) from the tenant. In most cases, a landlord will need to serve the tenant with the proper notice before filing a Unlawful Detainer in Riverside. If the landlord wins the Eviction lawsuit, the Riverside Court will award the landlord possession of the premises and issue a writ. The Riverside Sheriff will then lock out the tenant and deliver possession back to the landlord.
